A tenant improvement goes smoothly when the electrical is planned before the walls go up. We work from your drawings and equipment schedule to lay out circuits, boxes and conduit, and flag capacity problems early.

We work with the owner, the tenant and the general contractor. Changes are written up and approved before the work goes ahead, and we handle the electrical permit and inspections.

What we handle on a build-out

  • Layout and capacity check

    Circuit layout from the equipment schedule, and a check that the existing service and panel can carry the new load.

  • Rough-in

    EMT conduit, boxes and circuits installed to the layout and ready for inspection.

  • Lighting and controls

    Fixtures, exit and emergency lighting, and lighting controls.

  • Equipment connections

    Circuits and disconnects for kitchen, retail and office equipment, including three-phase and 208V.

  • Permits and inspections

    Electrical permit, rough-in and final inspections, coordinated with the rest of the schedule.

Written estimates

Larger projects are quoted in writing within two business days of the site visit. If the scope changes during the job, we write up the change and you approve it before we go ahead.

Yes. We work in occupied and historic buildings, plan around the other tenants, and discuss shutdowns with you before they happen.
